Exciting plans for Crick development with permission for revamped canal-side pub, offices and holidays lets already granted

The plot of land has a pub, cottage, house, and more already given the green light

An exciting development opportunity has arisen in Crick with the chance to reopen a pub. A large plot of land will go up for auction and planning permission for several units has already been granted by the council.

West Haddon Road, in Crick has a guide price of £700,000 and is described as “an outstanding canal-side redevelopment opportunity”. It is hoped that once completed, the development will provide a “destination hub” for businesses, tourism and visitors.

The land, spread over 1.48 acres, comprises of a former pub and restaurant, Wharf House, and separate cottage, and a level site with planning permission for the construction of six offices and five two-storey holiday dwellings. Its estimated gross development value will be £2.7 million at current property values, once all work is completed.

West Northamptonshire Council granted planning permission on July 18 of this year for the construction of the six office units, the five holiday lets as well as a new access road car park. They also approved the change of use of land to Wharf House and the construction of a single storey extension to the pub and other associated landscaping.

Listed Building Consent was granted on May 28, 2021 for repairs and alterations to Wharf House to create a single dwelling. Wharf House is a detached Victorian period two storey dwelling, that requires complete internal and external refurbishment.

According to the listing the pub also on the property has its own garden, 22 private allocated parking spaces including disabled spaces and it overlooks the stunning Grand Union Canal. The cottage is described as a “delightful detached red brick period two storey cottage directly overlooking the canal”.

The one-bedroom home is currently let on a Periodic Assured Shorthold Tenancy with a rent passing of £850 per calendar month. In terms of the holiday lets there is permission for four properties each around 670 square feet of two storey design with off road parking and a private garden.

Crick Wharf can be accessed along the A428 Crick Road, 13 miles northwest of Northampton. The site will go up for sale by the Auction House, Northamptonshire on Wednesday, November 8 at 11am via a live stream. Viewings are by appointment only.
